EV charging in apartment blocks: a step-by-step guide for building management

Condominium law, metering, load management and cost sharing: how to set up a charging point in an apartment car park.

The most common problem EV owners face is installing a charging point in an apartment car park. With the right steps the process can be completed in two to four weeks.

1. Legal approval

Under the Condominium Law, changes to common areas require a decision by the unit owners' assembly. If your parking bay is privately owned (an indoor car park), informing the management is usually enough to install a charger in your own space; if a cable will cross a common area, a decision is advisable. Amperya prepares an information file and draft resolution for the management board.

2. Technical survey

Main panel capacity, the building's common meter, cable run and earthing are measured. In most buildings the main breaker is not enough if several chargers draw 11-22 kW simultaneously. Dynamic load management is therefore essential.

3. Metering and billing

There are three options: drawing from the owner's own flat meter (extra wiring needed), opening a separately metered subscription, or sharing by kWh through MID meters built into the chargers. The third is the most transparent for shared costs.

4. Cost sharing

The common infrastructure (main cable, panel, load management device) is shared among all charging users, while the charger and installation belong to the user. In a typical ten-flat building, common infrastructure for three charging points ranges from about 38,000 to 55,000 TRY.

5. Operation

Each user charges with their own RFID card. The Amperya platform emails the monthly kWh statement to management, and payment is collected directly from users.

The first step is a free survey request. Fill in the form and our team will inspect your building and prepare a written proposal.

Common mistakes

  • Using extension cords or ordinary sockets: Drawing 10 A for hours heats sockets and cables and creates a fire risk. Always use a wallbox made for the job.
  • Installing several chargers without load management: When the building's main breaker trips, residents and you all suffer.
  • Skipping insurance and liability cover: The installer must be certified and give a workmanship guarantee.

At Amperya we do the survey free and leave a written risk and cost report. We also prepare a one-page summary you can present at the management meeting.

Timeline

A typical apartment project proceeds as follows: free survey on days 1-3, written quote and management presentation on day 5, decision and contract on days 10-14, installation and commissioning in week 3. Where distribution company approval is needed, the schedule may extend by two to three weeks.

Keeping written records at every step prevents later disputes. We recommend filing the resolution minutes, technical report and meter readings in the management archive.
